Breezes Resort

Breezes Beach Resort is a new, high-end beach resort located in Ekumfi Narkwa, in the Central region of Ghana and only 120km from Accra, Ghana’s capital city. The area is known for its exceptionally serene environment and has one of the most pristine beaches in the country.

Breezes Beach Resort is 85% complete and development has been financed entirely by the owner who intended to begin operating the resort and finish the development over the next year. That plan changed when his church asked him to lead the missionary effort in Tanzania for 3 years. He'll leave in June and is raising capital to complete the resort before he leaves so he can transition operations to Nekter, one of the best hospitality management companies in Africa.

The financing will be through a note secured by the resort (worth $6M USD) and the owner's personal residence in Accra (worth $600k). The debt terms will be 18.5% interest rate, amortized monthly over 24 months. No payments are due for the first 6 months. Principal and interest payments are due for the remaining 18 months. The amortization structure will result in a 26% total return and 20% IRR for investors.
